What are the income requirements for living at the community?
Our income requirement is 2.5x the base rent and we ask for 30 days proof of income upon completing your application.

Do you offer short term leases?
Depending on availability, we may be able to offer a lease as short as 6 months. Give our office a call to learn more!
In what part of town are you located?
We are located in beautiful Columbia Falls, Montana, in the heart of Flathead Valley and just a stone's throw away from Glacier National Park. You don't have to go far for various shopping and entertainment options, and we also have several grocery stores and restaurants nearby. Our historic downtown area is just minutes away and features charming shops and eateries. And for those who like to keep it simple, you can enjoy the natural beauty and crisp mountain air all from the comfort of your luxury home or our elevated outdoor amenity offerings!
What types of floor plans do you have?
The Highline offers top-of-the-line studio, one-, and two-bedroom apartments!
What do you have that other communities in town don't?
Here you will find excellent amenities, flexible lease terms, a dog park, and a truly unbeatable location. Our clubhouse is available to all residents and includes a kitchen, lounge, and TV area with soft seating. Our fenced patio and outdoor amenity area boasts a covered BBQ island with multiple grills, large stone fire pit, seating areas, a dry sauna, and an additional restroom. Not to mention, we have high-speed internet available! The Highline truly has something for everyone.
Is your community pet-friendly?
Yes! The Highline features an expansive, fenced dog park with agility equipment and room to run! We love our furry residents and allow up to 2 pets per home. Breed and weight restrictions apply. Please reach out to our office for further information!
Do the units have AC, a washer and dryer, and a dishwasher?
Absolutely! All of our units are equipped with air conditioning to keep you cool and comfortable year-round, an in-unit washer and dryer to keep laundry day convenient, and a dishwasher as part of a complete stainless steel appliance package. We've got you covered!
Do you have on-site management and maintenance?
Yes! Whether it's submitting a work order, questions, concerns, or just to say "hi", our friendly on-site management and maintenance teams are ready to greet you with a smile! We also have emergency maintenance available 24 hours a day.
Do I have to make an appointment, or do you accept walk-ins?
Feel free to stop by any time during our business hours. Appointments are preferred, but walk-ins are always welcome!
Application Fee
$50 fee due from each adult (over 18 years old) applicant including guarantors. One-time fee is billed upon lease execution and is due prior to move-in.
Utilities
Water, sewer, and electric are billed through a Ratio Utility Billing System (RUBS), with costs shared among residents based on both apartment size and the number of occupants.
Renters Insurance
Resident liability insurance is required. A Landlord force place policy will apply at a cost of $13.50 per month, if resident does not provide proof of insurance or if the resident's policy lapses.
CAM Fee
$20 monthly CAM (Common Area Maintenance) monthly charge is billed to each unit to cover upkeep of shared spaces, including the clubhouse, patio amenities, sauna maintenance, and related common areas.
Trash Service
Trash charges are billed monthly as follows: $13 for Studios, $18 for 1-Bedroom units, and $26 for 2-Bedroom units.
High Speed Internet
$50 per month. The property provides internet service as part of your lease. While you are welcome to use an alternate provider, the property internet fee remains part of the lease agreement. (see Internet Addendum for details)
Rent Plus
$8.95 single occupancy $14.95 multiple occupants per month. Positive credit reporting and financial planning app for residents. Residents are auto enrolled and may opt out at any time.
Storage
$60 per month 5'x10' storage units located onsite. Units may be added to a lease at any time, the storage unit rental will terminate at the apartment lease end date. Not available on a month-to-month basis.
Pet Move In Fee
$200 pet move in charge per pet, non-transferable. This fee is required for each pet at move-in or when a new pet is added during the tenancy. Max of 2 pets at any time.
Pet Rent
$40 per pet monthly charge.
